CONTRACT COPY

Just curiosity, does the mortage bank will give you copy of all your signed document. I don't know why my bank no give me any. He only give me half page A4 which told us number of instalments and and amount to be paid in each instalments. No details information in there such as rights of the bank if we not pay mortage on time.

did you signed the mortgage deed? I guess the solicitor will explain it to u!!

Yes. I did signed. But the lawyer only spend less than 5 mins to explain the mortage term to me. I ask him why I cannot get a copy for the mortage term at least I need to know what will be penalty will be if I not pay my mortage on time. He says the bank should give me a facility letter.  However, my bank only give me one page A4 sign offer letter. This is what I have so far. I asked my bank yesterday, he told me he has to check with his mortage dep't. The whole system seems benfitical to bank. As a customer, why we should not have a free copy of mortage contract. For credit card, the term and contract attached with the new card. Why nothing to us as we our mortage usually more than 1 million dollars.

我間 bank 簽完俾返張 A4 紙, 另外仲有四張密麻麻既紙... 係中英文牌, 好detail 咁講d term

We are the consumer!  We have the consumer right!!!  I can't imagine that how come most of you said that you haven't got any photocopy for what you signed in the solicitor firm.  At least, the photocopy of Mortgage and Assignment is a must.

They lawyers can't refuse to give those copies to us!!!  Those are very important documents which proved that we are the owner of Kingsford Terrace and also the mortgagor!!!

the bank will serve u as a customer only b4 the signature on the contract
after that they just see you as nothing

我今天簽了,律師比左一張取樓紙我,另外因為我並非辦工時間去,所以我不能即日取到收據,她說只能後補比我。
另外,他們把我們與房屋署訂的約收起了,然後影印了一份副本給我們留底
係咁多啦!

我係用番二座既律師樓, 佢地一張副本都無比我喎, 如果我要副本一定要$4/張添,
唔知你係咪用同一間呢? 律師樓比你既副本, 你需唔需要錢買架?  定係你既律師費包埋?
咁你既律師費又幾多呢?

哇!你係唔係唔需要做按揭個種業主呀?我21日簽了大契,但律師樓話要收到銀行本票後,再要等房委兩天批准才可以拿到收樓紙,之後才可以打電話預約取鑰匙!你邊個律師樓架?我係灣仔個間,專做四座。如果銀行比左錢都拿不到鑰匙,敢蝕左的利息邊個比呀?奇怪冇人投訴?如果收樓後問題多多,未能入住,房委有冇得賠架?

Our lawyer can give me copy of the agreement but it will costs us HK$ 4/A4.  Anyway, I will pay this. When compare this cost with the house price, it is nothing. My main concern is why our bank not gives me any copy. My bank tells me today due to this is government house, the term will different from ordinary mortage. She needs to check with the loan dep't for detail facility letter. Also, she says it is lawyeer responsibility to explain the mortage term to us.  This is bull sit. (sorry for my language). It is the responsibility of bank to tell us the term not the laywer.  How "professional" she is and how goods is our consumer rights? We borrow 1 million dollar but we have no rights to know the terms of the mortage. How come?  This just want to tell you as a consumer, we have no rights at all. Anyway, I will spend 1 hundred dollare to get copy from lawyer.

I signed last Sat & the bank gave me I set for all of the documents copy wor.... I think you can complain to the bank. I signed the bank is Shang Hai Commercial ...

My bank told me he has to check with mortage loan dep't. A lot of excuse. By the way, what is the interest rate offer by SH commerical. I did application with this bank. He agrees in the beginning p-3.25 but finally come up P-3.15 + 0.5% cash rebate. So I change to Wing Hang bank. Same rate with 1% cash rebate. SH commercial service is quite good. But the problem is his staff on one hand offer me better rate than their advertisement , I understand he just want to tie me to his bank. But he don't know that I sumbit appliation for more than 1 bank just for safe. So finally I turn down SH bank offer. I told the guy you are not honest in the beginning. He should know that p-3.25% is not possible.

Anyway, I don't want to complain Wing Hang Bank, it is useless. To protect my interest, I alreayd pay HK$ 48 to our lawyer to get a mortage agreement copy. And I will pay in Mid June to receive a copy of House Assigment contract after Housing Autority signed the contract.
